I don't know if it is because Fall is in the air, but today was one of those days that everything felt just right in the world (pumpkin spice latte, surf...). It is important to be able to pause and put all the chaos and stress aside for a moment, and there really isn't a better place to do that than the ocean. 

As we count down the days until October 15, things are starting to feel hopeful again. Lahaina Town is putting up "Welcome Back" signs and the movie theater could possibly open tomorrow (but will there be anything to watch?!?). We continue to remain hopeful (and to keep our fingers crossed) that it will be smooth sailing!

Aina Nalu News Q3 - 2020

The COVID virus continues to have an impact! Some Aina Nalu owners have been very motivated to sell, and others are "hanging in there". Listing inventory has grown accordingly.

Over the last year, sold prices for 2/2 units have fallen from $599,000, for unit C203 which closed on February 10, to $505,000 for unit C107 which closed on June 3. At this time, there is one 2/2 unit in escrow priced at $499,000, and there are 7 active 2/2 listings ranging in price from $499,900 (bank owned unit I-203) to $625,000. There is still a 1-bedroom unit listed for $450,000 and a new 2/1 listing priced at $539,850 (H-101).

Maui's overall condo market has shifted from low inventory and strong sales last year to higher inventory and lower sales. At the end of Q3 2020, there were 742 active condo listings compared to 456 active listings at the end of Q3 2019. There were 279 condo sales in Q3 2020 compared to 392 in Q3 2019. Median condo prices in September 2020 were $487,500, compared to median condo prices in September 2019 at $540,000.

Hopefully, the State's decision to allow visitors to avoid quarantine requirements by getting a pre-travel COVID test will soon bring in some revenue to condo owners, but we expect it will take some time. At the same time, some unemployed Maui workers are leaving the island, resulting in a shift to less demand for long term rentals. We don't know how long it will take to bring back demand for condos to last year's levels.

Lahaina Town is still very quiet, with few businesses on Front St. open and a handful of restaurants within walking distance of Aina Nalu that serve in house. We miss our fellow owners and visitors and hope to see you all again soon!

From July 1 to September 30, there were 18 listings and 4 closed sales. There were 3 cancelled listings and 0 expired listings at the end of the quarter. There were 9 active listings and 2 pending sales at the end of the quarter.

Happy Aloha Friday! It is a beautiful day here, there is a swell up North and perfect waves in Lahaina. The sun is out and the birds are singing. It's pretty idyllic actually!

Update from Maui ~ your daily dose of "vitamin sea"

There is a road in Kapalua, lined with enormous Cook Pines, that meanders along the golf course. There isn't much traffic on the road, so it is quiet and a little bit magical with the sun coming through the trees. If you're coming down the road there is also a spectacular ocean view.

Since the beginning of the Coronavirus on Maui, people have been leaving painted rocks at the base of some of the trees along Kapalua Road. They vary in color and with what is painted on them: palm trees, waves, positive thoughts. The number keeps growing and there are now around 12 trees or so that have the painted rocks. The one below is one of the newer ones, and one of my favorites. Go take a walk, take some pictures and let us know which one(s) you loved.

Happy Aloha Friday! As the island prepares for our "soft" opening, several airlines are offering pre-travel COVID tests. Both United and Hawaiian Airlines are offering this testing for those traveling from San Francisco, and Hawaiian is also offering it through LA. We are cautiously optimistic that all goes well, but are prepared to wait and see.

There are several things on the bucket list before the island gets busy again. Going to watch the sunrise on Haleakala was one of them (and has been for over 15 years...). It was well worth the 3:30 am departure, the 1.5 hour drive, and the 44 degree (with wind!) temperatures (I don't think I have EVER been that cold on Maui). It was spectacular!

There wasn't anywhere to look that wasn't absolutely beautiful. (The picture below is looking back on the island). Have you ever been?

We are excited that Governor Ige announced that Hawaii is opening October 15 for visitors that receive a negative COVID-19 test within 72 hours of arriving (see travel chart below). We are keeping our fingers, legs and everything else crossed that that will remain the case!

Maui Real Estate Advisor ~ September 2020 Real Estate Statistics

Sales:

Sales are the number of properties that actually closed escrow. These properties likely went under contract anywhere from 2 to 8 weeks before closing.

Real estate has been amazingly resilient in the time of COVID with an extraordinarily low supply of homes available to buy - inventory. There were 99 homes sold last month. That is the highest number of sales in any month since December, and that is 2 more sales than there were in August of 2019.

Given the strength of single family homes in the United States, which is reportedly setting records in some areas, strong home sales aren't really a surprise. Condo sales are a bit of a surprise. Condo sales have been rising consistently since bottoming out in May's low of 51 sales. Last month's 108 is more than double May's mark, and only 11 fewer than the number sold in 2019.

There is one qualifier; 13 of the sales were at Honua Kai's Luana Gardens, and 5 were at Kahoma Villages. Both of those are new developments and most of those have been under contract since sometime in 2019. And, for those keeping score at home, 65 of the condos sold are in complexes allowing short term rental. 

Pending Sales: 

Pending sales represent properties that are under contract but have not yet closed. Pendings are the pipeline that tells us how many sales are likely to happen in the next couple of months.

Overall, pending sales at 475 are well down from our peak of 608 in February; however, compared to August of 2019, we're down just 7%. That percentage difference could be easily explained away by the lack of inventory in mid-priced single family homes.

That said, pending home sales are at their highest point since February, and we have to go all the way back to August last year to see another month with more pending sales than right now.

Condos are a bit of a different story, but still not too bad. With 176 pending, we're down just 32 units from August of 2019. Thirty-two doesn't sound like that many, but it's still 15%, which is significant. However, pendings have remained in the 170's for 3 months in a row, indicating a solid trend.

Inventory:

Inventory tells us how many units are available for sale in each category. 

So far this year, aside form the virus, inventory is the story. The highest single family home inventory we've had in the last 2 years was 504 homes in December of 2018. By December of 2019 the available homes for sale was down to 457. Home inventory has been declining month-by-month since December, falling to just 339 homes for sale in August. At the current rate of sales that's just 3 months of inventory.

But wait, there's more! With the median selling price at $800,000, there is less than 2 months of inventory. I just don't see how home sales can stay at their current levels. 

Inventory is also the story for condos, but going in a different direction. In February there were only 444 condos on the market. That is just over 3 months of inventory based on the number of monthly sales at the time, indicating it was clearly a seller's market. Available inventory has increased by almost exactly 300 units. With the current rate of sales that's about 7 months of inventory. So, the market is leaning slightly towards a buyer's market. But the key word is slightly, and we are not seeing a significant number of price reductions and no really sizzling deals. 

Selling Prices: Average and median sold prices

We look at Average and Median prices in all categories. A lot of people like to know the average price; however, we tend to use median for most of our analysis, because median is less likely to be skewed by outliers of a few very high priced or very low priced sales.

This year, median home selling prices have fluctuated between the mid $700's and low $800's with one little spike in March. High demand, low inventory and low interest rates are keeping prices and will continue to do so. People who are on island and still working, people escaping from the mainland, and investors will continue to keep prices up. People who are on island and furloughed or unemployed will continue to fall further behind. 

The median selling price for condos is back up, pushing close to the $600,000 mark. It was higher than that in only 2 other months so far this year, and it is significantly higher than the median average for the last 12 months. That's evidence that prices are holding and we're not seeing sizzling deals that some potential buyers are imagining are out there. 

Days on Market: (avg-sold listings)

The days on market (DOM) is the number of days a property has been on the market until close of escrow.

The days on market has been increasing for homes and is up a bit for condos. I think one reason might be that lenders are taking longer to get through their process and fund loans. Also, about 10% of the condos that sold were developer sales which have been under contract since 2019. However, 170-180 days on market, especially for condos, is not that unusual.

Happy Monday! We hope everyone had a good weekend. Things are humming along here, Maui continues to report low positive COVID numbers and even the numbers on Oahu have been going down. 

We continue to enjoy the empty beaches and taking the time to explore while the roads are free of traffic. Just a little over an hour drive South and there are Redwood forests to hike through (complete with wild boar encounters!). Planted in the 1920's, some of the trees are 200' tall! There wasn't a bad view the whole trip.
