We hope everyone had a good weekend. Our idyllic Maui weather is back and it is as beautiful as ever just in time for Spring Break!
Kids are coming home from the beach sun-kissed and salt soaked, with tales of wipe outs and epic waves (am I painting a rosy enough picture?!?)
The island is definitely coming back to life and though we are still using an abundance of caution, we are feeling like maybe, just maybe life will get back to normal, or a semblance of normal anyway. There is at least hope on the horizon!

Happy Aloha Friday! Winter is still here! And on Maui that means rain, rain and more rain!
Unfortunately, there was heavy flooding in Haiku and out to Hana earlier this week; enough that it damaged and destroyed some homes in the area, and our hearts and thoughts are with everyone that is still dealing with the aftermath of that situation.
The positive part of the rain is that things are green and beautiful! Hope everyone has a great weekend and stay warm Colorado!

Speaking of whales, February is Whale Soup Month. If you're not familiar with that term, it means if you're lucky enough to be out on the water in February, no matter where you turn, you can't help but see spouts, breaches, tail slaps and all kinds of activities. If you weren't here, you missed the soup, but there are still tons of whales, literally and figuratively, out playing in the sun. We were out yesterday. So, how is real estate doing on Maui? Let's look at the numbers.
Sales:
Sales are the number of properties that actually closed escrow. These properties likely went under contract anywhere from 2 to 8 weeks before closing.
It seems like I say this every month, real estate sales are defying gravity. What I mean is, I don't understand how sales can keep happening at the current rate. The number of home sales has varied very little in the lat 6 months and sales are up 21.7% over the same month last year. What has varied are inventory and selling prices, each of which we'll dig into a little later.
Condo sales are much the same. I'm very surprised to see that sales are up 23.9% over February of 2020, when we were effectively pre-COVID, at least form a quarantine basis. Both the December 2020 and February 2021 sales exceeded 160 condos. Those are the highest numbers we've seen in at least 3 years.
And where are these condo sales happening? The hot spots are Kapalua, Lahaina, and Wailea.
Pending Sales:
Pending sales represent properties that are under contract but have not yet closed. Pendings are the pipeline that tell us how many sales are likely to happen in the next couple of months.
The number of properties pending, or under contract, soared to 800 at month end and keep climbing like there is no gravity and no shortage of inventory.
The number of single family homes under contract is up 62.5% over the same month last year. Although you can see form the chart that it was pretty consistent from September through January before taking a big inventory defying jump in February, I don't see a single month in the last 3 years that had 266 pending homes.
There are currently 384 condos under contract. Last year at this time there were just 306. According to the Realtor Association stats, then number of condos that went pending in February was up 76.3% over the same month in pre-quarantine 2020.
Inventory:
Inventory tells us how many units are available for sale in each category.
And now, for the issue that is plaguing almost every real estate market in America, that 9 letter word, inventory.
There are currently 205 homes for sale. At the current pace of sales that is enough to last 2 months. However, at the current median selling price, there are only 38 homes for sale on Maui. We can not measure our inventory by weeks or even days at the "lower" price points.
At the mid-price point, $900,000 to $2,000,000 there are only 50 homes for sale. In that range we have 2 months of inventory. At $2,000,000 and up we have 5 months of inventory. By National Association of Realtors standards, even at $2 mil, it's a "seller's market".
The inventory of condos is also falling rapidly. Just look at September's number vs. today. The good news there is that the number of new listings coming to market is actually up over this time last year. They are just selling faster than they are coming to market. With 506 for sale, that's just enough for 3 months of sales at the current pace.
Selling Prices: Average and median sold prices
We look at Average and Median prices in all categories. A lot of people like to know the average price; however, we tend to use median for most of our analysis, because the median is less likely to be skewed by outliers of a few very high-priced or very low-priced sales.
Stop me if you've heard this before. It's all about supply and demand. Although the median selling price for homes is down from January's all time high of $989,500, February's number is almost 20% higher than February of 2020.
The average selling price seems to be closing in on $2,000,000. Last February, it was under $1,000,000. That is an 86% jump in selling price. WOW!
The changes in condo prices are not nearly so dramatic. In fact, those price points are boringly stable. In fact, a year ago, the median selling price was $556,000. Compared to February's $558,495, that's statistically the same. But remember about that supply and demand thing.
And add this - the average selling price certainly is not stable. The average price a year ago was $666,694. Average prices have topped $800,000 in 5 of the last 6 months and even broke $900,000 once. What does that tell us? More of that higher price inventory is selling now that it was a year ago. That's where the hot demand is right now.
Days on Market:
The days on market (DOM) is the number of days a property has been on the market until close of escrow.
After what I used to consider to be a normal number of days on market, homes dropped back to 125. Only 30% were cash sales and banks' lending departments are backed up due to low interest rates and refinancing, so, I'm not sure why that number is down.
The DOM for condos seems pretty normal. The limited number of banks that will finance condo-tels, short term rental or vacation rental condos, are telling us they are taking about 75 days to close a loan now. So, I expect that those will remain at about that level.

Happy Aloha Friday! Other than our brief Tsunami watch yesterday, things are pretty low key around here. More and more residents that qualify are getting vaccinated and shops and restaurants that were "waiting to see" are starting to announce that they're opening again. The pinprick of light at the end of the dark tunnel is starting to get a little bigger.
We hope you have a great weekend and if you need us, we'll be on the beach watching for whales (but we're ALWAYS happy to chat!).

Happy March 1! Can you believe it?!?! February was gone in a blink.
And although the last few days the weather has been a bit blustery and rainy (but with beautiful rainbows and windy full moons, see pictures below), I don't know that March is coming in like a lion, though I suppose the rest of the world is ready for it to go out like a lamb!
We're still enjoying the whales, they should be around for a few more weeks and we are keeping very, very busy.

This is our favorite time of year; the weather is a balmy 75 degrees (and maybe even cooler at night!), there is a slight tropical breeze in the air and the whales are here! And even if we don't see any spectacular breaches, we at least see a spout or two each day.
Not to be forgotten however, are the Hawaiian Monk Seals. We were lucky enough to see a couple sunning themselves on the beach a few days ago. They pretty cute creatures! Just remember, they follow the same rules as COVID...stay about 6 feet away.

Things are hopping here on the island! Hotel occupancy numbers for January just came out at 21.9%, but it sure feels like it should be higher. There wasn't a space to be seen at Napili Bay yesterday!
Unfortunately, it seems the busier the island, the higher the number of COVID cases. At the same time, though, it does seem like restaurants continue to be full and shops are staying open. And we're certainly keeping busy! So we continue to be so thankful for the small things, and are doing our best to do our part in helping keep the numbers down.

We hope you all are doing well, we're thinking of everyone in the midwest, particularly in Texas, that have been hit with the very severe weather and cold temperatures!

Aloha all, February on Maui is the same as always, but different. I'm finding it interesting that I'm still being asked by many folks if Maui is open. Some have even told me that they are not coming over, "because nothing is open". Most of the restaurants are open. Occupancy of up to 30% is allowed and most are open air. Many of the tours and attractions are open as well.
February is the best month for whales, and this year has not been disappointing in the least. We were just out on Pac-Whale and happened across the largest competition pod I've ever seen. In case you don't know what a comp-pod is, it's sort of like a barroom brawl at closing time. It consists of one female and, in this case 8-10 males, all fighting for the dominant position, on the off chance the female has any interest in the winner. Our captain spotted them about halfway through our whale watch and we followed them until it was time to head back to the harbor.
We also strolled down Front Street on Friday night "Art Night". Yes, the galleries are open, and some had musicians playing inside. Masks and hand sanitizer are required at the door, and they are not handing out cheese and wine, but they are open and ready.
Front Street itself was less busy than it was over the holidays in December, but stores are still open and most people are wearing mask.
Maui is ready for you, whenever you are ready for Maui.
And what's happening in real estate? Let's look at the numbers.
Sales:
Sales are the number of properties that actually closed escrow. These properties likely went under contract anywhere from 2 to 8 weeks before closing.
Singe family home sales are defying gravity or something similar. As our inventory levels hit another record low and prices continue to climb, sales still hit 100 homes. Oh, and almost half of the 100 purchases, 48 to be exact, were cash sales. More about prices and inventory to follow in the report.
Condo sales for the month were down compared to December, and this January has 12 fewer sales than last January. About half the sales were vacation rental units or condo-tels. A lot of us expected that sales of condo-tels would drop and prices would soften due to the lack of visitors which would reduce rental income. However, prices seem to be holding up.
Pending Sales:
Pending sales represent properties that are under contract but have not yet closed. Pendings are the pipeline that tell us how many sales are likely to happen in the next couple of months.
Total pendings soared. They hit 674 at the end of the month and at this writing are already up to 764 and seem to be climbing. New contracts on single family homes held pretty steady. We'll discuss inventory later in the report.
The number of condos in the pending sales category jumped from 214, already a strong number, to 314. That's a 50% increase. So, despite the lower mont to month sales pace, condo sales are staying strong.
Inventory:
Inventory tells us how many units are available for sale in each category.
The number of homes for sales on Maui continued to fall in January. With just 253 homes for sale and the rate of sales still running at 100 or more per month, we're just plain and simple running out of houses. Further, of the houses for sale only about 1/3 of them are priced at or below the median selling price. And with the median selling price all the way up to $989,500, well that's not in the affordable range for the average buyer.
Although condo inventory has dropped every month since August, which was also at its peak for 2020, there was a huge drop in January. Even with a 100 unit drop, 577 condos for sale still topped the number for sale last January by, oddly enough, 100 units. At the current pace of sales we have only 5 months of condo inventory.
Selling Prices: Average and median sold prices
We look at Average and Median prices in all categories. A lot of people like to know the average price; however, we tend to use median for most of our analysis, because the median is less likely to be skewed by outliers of a few very high priced or very low-priced sales.
As I noted earlier, the median selling price for homes is all the way up to $989,500. The average selling price of a home on Maui is over $1.5 million. Between high demand, low supply and cheap money, I don't see any slowdown in the near future. And at the current price points, and current income levels on Maui, I don't see how it can continue either.
Days on Market:
The days on market (DOM) is the number of days a property has been on the market until close of escrow.
The days on market stat seems to be returning to what I think of as normal for Maui. The 142 days on market is a bit quick for condos, but the timeframe has been even shorter in some months.

There are some great options if you want to take your Valentine out for dinner (though if you're just thinking of it now, reservations might be getting a little tight...). Merriman's at Kapalua has a great Valentine's Day menu as does Mala Ocean Tavern. Both also have gorgeous ocean views. If you prefer take-out both Sale Pepe and Roy's (have you had the chocolate souffle?!?) are great options to take home or take to a romantic picnic at the beach.
