Our Take

This was another light week for both closed sales and new pendings.

The weather certainly played a role. Showings slow down when we get stretches like this, but there’s more going on. World events have some people paying a little closer attention to their other assets, and that tends to carry over into decisions at these price points.

We can point to the weather and the broader economic backdrop, but at the end of the day, this is the market we’re in right now. Everyone is adjusting to it in their own way.

Buyers, for the most part, are still on the sidelines. Some may be distracted by what’s going on globally, others may just be waiting for the right opportunity. And if their time on Maui this week looked more like heavy rain than beach days, that probably didn’t help either.

On the seller side, we’re seeing a more active response.

Several price reductions over the past week, likely aimed at getting back in front of buyers who are watching but not acting. At the same time, a number of properties came off the market altogether.

That raises the next question — do those homes come back soon, or do those sellers sit it out and wait for better conditions?

Looking ahead, the forecast is calling for another round of weather similar to what we just experienced.

For buyers who are focused on value and thinking long-term, this is the kind of market where opportunities can start to show up.
