Most owners buy for personal reasons first — a place on the beach they'll actually use — and let rental income offset the cost of keeping it. For many owners who buy without a mortgage, that income typically covers the unit's operating costs and has historically returned a decent amount on top, so the place largely carries itself while they still get their own time in it. A few owners even make Kaanapali Shores their full-time home. If you're running the numbers expecting a unit to cash-flow like a mainland rental property, this probably isn't your building. But if you want a beachfront Maui life that largely pays for itself, in a property that has held its value, you're in the right place.

Kaanapali Shores spoiled us
We bought our first Maui property here back in 2003, almost by accident. We'd decided to move to Maui from Northern California, and I figured we'd better get a foot in the door before we were priced out of the market. After getting outbid on property after property, Barbara finally told our agent to pull the trigger — full asking price — on a unit that had just hit the market. We'd never seen it. We didn't even know where Kaanapali Shores was.
From an ownership standpoint, it turned out to be perfect. Back in the day it produced what I call “mailbox money” — completely turnkey. We didn't have to lift a finger. Aston maintained it, rented it, and sent us a check.
We went on to buy condos at other properties, and that's when we learned the difference. We ran into HOA management problems, boards that fought with each other, weak rental programs, and uneven maintenance. Barbara even became board president at one property because it was so dysfunctional.
Kaanapali Shores is different. It's well managed. The board is functional — though as a board member myself, I'll admit I may be biased. The buildings are well maintained, and we run the finances conservatively. On top of that, Kaanapali Shores has revenue streams independent of maintenance fees, which helps keep owners' operating costs down. Two decades later, it's still the property that spoiled us.

What makes Kaanapali Shores different?
1. A wide range of entry points into a beachfront resort
Kaanapali Shores includes studios, one-bedrooms and two-bedrooms, which means several ownership strategies can live inside the same resort. Here's how I think about each:
Studios offer the best value for many owners. They're the lowest-priced way in, and they carry the lowest maintenance fees, property taxes and insurance costs. For couples traveling together, they also tend to post the highest occupancy — which is what makes them work as a lifestyle investment.
One-bedrooms are the most popular units among owners. Travelers like being able to separate the sleeping area from the living area — especially when there's a mix of early risers and sleep-in types — and a one-bedroom sleeps up to four, which opens the door to small groups and more rental demand. Compared with a two-bedroom, most one-bedrooms come with a lower price and lower operating costs.
Two-bedrooms come in four floor plans, ranging from a comfortable 964 square feet up to the oceanfront Aloha Suites at more than 1,500 square feet of interior living space. They're prized by families traveling with teenagers, couples who travel together, and owners who live on-property full-time or for long stretches and want the extra room.

2. Direct oceanfront without the newest-luxury price tag
Kaanapali Shores offers one of the best oceanfront living experiences in West Maui. Owners and guests who shop oceanfront condos here also tend to look at The Whaler at Kaanapali, Honua Kai, The Mahana and Papakea. All are oceanfront — but each has its own setting and feel. Kaanapali Shores is a full destination resort that somehow doesn't feel as busy as The Whaler or the much larger Honua Kai, and it comes at a friendlier price point, especially for a hotel-zoned property. And unlike Papakea, Kaanapali Shores sits on a sandy beach protected by a revetment wall rather than a vertical seawall.
I'll be frank about age, because you'll notice it: the buildings here date to around 1980. That makes Kaanapali Shores newer than neighbors like The Whaler, The Mahana and Papakea — but it isn't new construction. If brand-new and contemporary is what you're after, resorts like Montage Kapalua Bay and the Ritz-Carlton, Kapalua deliver it, at entry prices that typically run two to five times higher. Kaanapali Shores is the value position: hotel-zoned, direct oceanfront, without the newest-luxury premium.
And not every oceanfront unit here is interchangeable. Floor height, angle, lanai exposure, building condition and interior renovation all shape the experience. “Direct oceanfront” is worth a premium — but which oceanfront unit is a conversation worth having.
3. Resort amenities without hotel-room living
This is a genuine resort, not a condo building with a pool. On-site you'll find an oceanfront pool, a separate resort-style pool, multiple hot tubs, The Beach Club restaurant and bar with live entertainment several nights a week, a fitness center, tennis and pickleball courts, BBQs, a large sunning-and-games lawn, and owner storage. Day-to-day needs are covered too: a convenience store, a fishing and ocean-sports shop, a hair salon, a clothing and boutique shop, a day spa and massage, concierge service, bell service for Aston rental guests, and even a music store with free weekly ukulele sessions. There's also an on-site real estate office. And unlike a hotel room, the condominium layouts give you a real place to live — kitchen, lanai, room to spread out.
4. Hotel zoning — and why it matters more than ever
Updated August 2026. For two years, one question has hung over Maui's condo market: which vacation rentals get to keep operating? Kaanapali Shores has largely sat outside that fight — and that's exactly the point.
Kaanapali Shores is a hotel-zoned resort. Maui County's Bill 9, signed into law in December 2025, phases out short-term rentals in apartment-zoned (A-1 and A-2) districts — West Maui by January 1, 2029, and the rest of the county by January 1, 2031. Hotel- and resort-zoned properties are not part of that phase-out. In June 2026, the County followed with Bill 88, which created two new hotel-zoning categories (H-3 and H-4) so that certain apartment-zoned properties can apply to be rezoned and keep renting.
In plain English: thousands of apartment-zoned owners are now navigating a long, uncertain, property-by-property rezoning process just to reach the footing hotel-zoned properties like Kaanapali Shores already stand on. That distinction carries real value — for rental stability, for financing (lenders are more comfortable with clearly permitted vacation-rental use), and for resale as regulatory pressure builds on apartment-zoned competitors.
Two honest caveats, because this is my business and I won't oversell it. First, the hotel zoning applies to Kaanapali Shores as a whole — it isn't something that varies unit to unit here, so you don't need to worry that your specific unit is zoned differently from your neighbor's. Second, the law is still in motion: Bill 9 is being challenged in court, and Bill 88 rezonings are moving through the process across the island one property at a time. Hotel zoning is a strong position, not a blanket lifetime guarantee — and it's specific to this property, so never assume a neighboring complex shares it. 5. Unit selection matters more than the resort name
At a property this size, where your unit sits changes almost everything: view quality, afternoon sun and prevailing weather, noise from pools or parking, distance to the beach, privacy, rental appeal and resale demand. Deciding “Kaanapali Shores” is only half the decision — the unit is the other half.
The real cost of owning at Kaanapali Shores
When you're weighing a Maui condo, the purchase price is only the beginning — you also need to understand the ongoing cost of ownership. The main categories are your monthly maintenance fees, property taxes, insurance and utilities. Kaanapali Shores has a real advantage here: your utilities are all paid through the monthly maintenance fees, including central A/C, electricity, cable, Wi-Fi, water and trash. The central A/C is owned and maintained by the association, so you don't carry that repair worry yourself.
One thing I always recommend building into your budget is a reserve for upgrades and renovations. The interior belongs to you, and over time it will need paint, carpet, furniture, and someday possibly a larger renovation — just like any other home or rental property.
And before you buy, when you look at a unit's rental history or a pro forma, make sure you account for your own personal use. That's especially true for snowbirds: if you're occupying the unit during high season, you're using it exactly when it would earn the most — and that will meaningfully lower your net revenue. Gross rental income is never the same as what actually lands in your pocket.

Because the fees fold in so much, and because there's no mortgage in the picture for a cash buyer, the rental income typically covers the unit's operating costs and has historically produced a decent return on top — the place essentially carries itself while you still get your own time in it. The neighbors most people weigh against Kaanapali Shores:
The Mahana — a 216-unit hotel-zoned oceanfront property virtually next door, with fabulous ocean views from every unit. Prices and maintenance fees typically run higher than Kaanapali Shores, with fewer amenities and less green space, so it draws a different owner and guest.
Papakea — a 364-unit, apartment-zoned complex that allows short-term rental, right next door. At four stories it has a low-rise feel while still offering elevators, two large pools and generous green space; oceanfront with a seawall.
Honua Kai — a very large hotel-zoned resort with three areas (Hokulani, Konea and the Luana enclaves of two-story, three-bedroom units with garages). It's more of a mega-resort, at a significantly higher price point and daily rate, drawing a somewhat more affluent clientele.
The Whaler at Kaanapali — a 360-unit hotel-zoned complex right in Whalers Village on south Kaanapali Beach, with an oceanfront pool, big green space and all the action at your door. Units there tend to price above Kaanapali Shores.
Before buying at Kaanapali Shores
Kaanapali Shores is hotel-zoned, but a smart buyer still looks past the view, the asking price and a projected rental number. Before purchasing, we recommend reviewing:
- Ownership tenure: confirm whether the specific unit is fee simple or leasehold. Most units here are fee simple, but some are leasehold — and national portals often don't flag the difference, so it's easy to miss.
- Association finances: budget, reserves, insurance, maintenance fees and any potential assessments.
- Rental performance: actual history, management fees, owner-use restrictions and realistic net income.
- Financing: a lender experienced with Maui condo-tels who has already approved the property.
